Maximizing a site's return

The existing 3 unit configuration was not utilizing the already narrow site sufficiently.
Adding a garage and another residential level was desired and possible under San Francisco’s ADU laws to maximize the lot usage.
In addition an existing but non code-compliant staircase had to be upgraded.
We conducted design studies for a 4-unit over garage level configuration as well as a design of a lower split level mezzanine type, a standard single-level unit and an upper 2-level unit, effectively keeping the building unit count at three.
To accomplish the expansion of the top level, a Conditional Use Application was filed. A variance application was also filed for the infill of a cutout at the upper rear stories of the building.
