wish-list

WISH LIST – New house, addition or remodel, tell us your ideas
In a first meeting with our clients we talk about their ideas and wishes for their dream project.
We list everything and talk about initial pathways towards realizing those goals.

measure

PROJECT ASSESSMENT – We visit the site and building to document existing conditions
If it is a remodel, it is best to get familiar with the building and related conditions thoroughly.
We measure your house with laser precision, take photos and make general observations about the site. We also run a code check for all applicable Planning and Building Code requirements. Planning Codes vary by jurisdiction, while Building Codes are largely governed by the State. For commercial work, the “Americans with Disabilities Act” (ADA) needs to be adhered to. Finally, often Energy (conservation) codes apply. In California that would be the so called Title 24 and other adopted regulations such as “Build it Green”.

3d-modeling

BUILD IT VIRTUALLY –  We create a 3D model from the project assessment
This 3D model is the basis for everything from design concept studies with 3D renderings to Construction Documents, Bid Packages and Building Permits. We can even derive energy performance and material quantity take-offs from the model. And at any point we can give you your latest state of the design.

GET TO WORK – We design with you
Now that we have the model in place, we can start taking your wish list and start designing.
Step-by-step we refine the model, always open for your input. Along the way we will check the design with the Building Department or even code experts, to verify that it is code compliant and the permit application is on the right track. Good communication is our strength, so we will always keep you posted about the progress. Once the design feels right, it is ready for pricing and permitting.

PermitApproved

PERMITS – We get it approved!
Depending on scope of work, your project might require a Planning Permit besides the Building Permit. Even more complex projects might require further permits from the Building or Planning Department. We will manage this all for you.
