One of two adjacent houses we designed is located in the attractive Bernal Heights neighborhood of San Francisco.
We were able to obtain a zero setback variance for our client through successful approval by the Bernal Heights neighborhood association and the SF Planning Department.
The design features various balconies and an open exterior entry staircase to achieve required mass reduction per the Bernal Heights Special Use District planning code.
Situated on the East side of its taller sibling, this 3 level, 3 bedroom, 3 1/2 bathroom residence offers expansive views towards the East Bay, a rear South garden and up the quaint neighborhood Cul-de-Sac it faces.
The upper story features an open space under a cathedral ceiling. Living, dining and kitchen are all connected within this inviting bright area with ample sunlight and views in three directions and to the sky through ribbon skylights.
