Completed expansion, exterior and interior remodel of a single family residence in Noe Valley, San Francisco

Extensive interior remodel including structural work, relocated new custom kitchen, Master Bath, 2 Guest Baths, Sauna, new roof deck and redesigned living spaces, enhancing flow and openness from front to rear of main level. Removal of crown moulding and trims, replacement of baseboards as well as new drywall add to the contemporary interior in an Italianate envelope.

Major MEP rework: removal of forced air system and replacement with hydronic floor heating throughout the house. Solar hot water collectors feed into combined domestic hot water and hydronic heating tank system.
High efficiency windows and doors, increased insulation (mineral wool + boards), spray foam roof insulation, back-ventilated facades at rear and top expansion.
